                    What to know about "Coming Soon" signs:

A recent Colorado Real Estate Commission Position Statement warns Sellers and brokers about the practice of installing a "Coming Soon" sign on their listings.

Brokers can be disciplined for not exercising "reasonable skill and care" if they don't put their clients' interest about their own desire for higher commissions by "double-ending" the deal.

While there may be a legitimate reason to put up such a sign, it's more often a dangerous practice.

Still, I just read that is promoting certain brokers' ability to pre-advertise "pocket listings" for up to 30 days by having a "coming soon" sign on the listings for which they pay to advertise on Zillow.

My position: putting a listing in the MLS right away is not only fair to other brokers and their buyers, it will probably bring the highest and best price for the broker's clients--the Sellers. My clients (the Sellers in this case) are advised against putting up a "coming soon" sign.
